Schroeder Holdings, LLC has submitted their plan to the county to build 100+ new homes as an infill subdivision. Since the zoning will remain R100, there is currently no part of the process in which residents can oppose this plan. This discussion is between Schroeder Holdings, LLC and Gwinnett County.
On June 18, heavy-duty construction equipment and surveyors from PEC.plus and GEO Works began demolition in the woods at both ends of Camaron Way without a county permit (as of June 2024).
Parcel Parcel Nos. R6002 001 and 008, R6003 045, 164 are now combined into one parcel which is owned by CENTZIL PARTNERS LP.
Construction symbols have appeared on Camaron Way and a cul-de-sac on Wynterset Lakes. They are in numerical order, starting from Camaron Springs.
In 2019, Schroeder Holdings, LLC applied for a rezoning permit to build 150 new homes on these parcels but the rezoning permit was denied. This earlier plan would have cut through Camaron Springs, potentially adding 300 more cars to the neighborhood.
The exact plans of the property owner/developer for the land are unknown except for the following:
No known permits were filed with the Environmental Protection Division (EPD) for this property ahead of land disturbance. Because this is a land-locked property, it's inevitable that heavy machinery will need to go through or within 25 feet of the creek. If compliance is not met ahead of development, how can we know that development within the watershed will meet federal, state and county guidelines?
The property is known to contain Native American rock features, Culturally Modified Trees, and sites of historical significance. Schroeder Holdings, LLC had promised to protect these sites in 2019. Their fate is uncertain in 2024 or 2025.
The Weaver family cemetery is located on the property and includes two walled burial sites. While the graves of the Weaver family are protected, it is not yet clear if the burial sites of individuals who were enslaved will be preserved during development.
